Best Time to Sell Your Home

One of the most common questions we hear from sellers is: 'When is the best time to put my home on the market?' The honest answer is that it depends on your goals, your timeline, and current market conditions — but the data does point to some clear patterns in the Antelope Valley.

Historically, late spring and early summer (April through June) produce the highest sale prices and the fastest days on market in Lancaster and Palmdale. Families with school-age children prefer to move during summer break, which drives demand during this window. Buyers are also more motivated after tax season when refunds can be applied toward down payments.

That said, listing in the fall or winter isn't necessarily a disadvantage. While there are fewer buyers, there are also fewer competing listings. Serious buyers who are shopping in November and December are typically highly motivated — they're not browsing casually. This can result in cleaner offers with fewer contingencies.

The most important factor, however, is your home's condition and pricing strategy. A well-prepared, correctly priced home will sell in any season. Overpriced homes sit regardless of the time of year, and price reductions signal weakness to buyers.
